    How renters find them

    1. 1Facebook Marketplace listing
    2. 2That property's leasing page: units, pricing, availability
    3. 3Inquiry form or chatbot
    4. 4Sent to the right property team
    5. 5Tracked for leadership

    Facebook Marketplace, made trackable

Marketplace brings renters, but it has no way to route or track leads across many properties. We built that layer.

    The problem

    • Marketplace messages were stuck inside Facebook.
    • Each property has its own prices, units, specials and manager.
    • Leadership couldn't see which listing turned into a lead.
    • Availability changes all the time, unit by unit.

    Early results

    • About 10 Marketplace conversations in early testing; about 4 renters finished the inquiry.
    • 12+ leads from Facebook Marketplace in the first 2 weeks.
    • Grew from 3 test properties to 5.

    A page for each property

Mobile-first, with live units, rent, photos, specials and contact info.

    Unit-level details

Each unit has its own rent, size and laundry setup.

    Automatic routing

Each inquiry goes to that property's team and is marked "Sent to Property."

    Tracked listing links

Every Marketplace listing has its own link, so we know which one brought the lead.

    Ready-made replies

Suggested Messenger replies lead with showing times, then the tracked page.

    Reuses existing photos

Photos and details come from Penkert's site and Apartments.com. No retyping.

    • Otter Creek · Eau Claire, WI
    • Fox River Preserve · Waukesha, WI
    • Woodfield Commons · Marshfield, WI
    • Murdock Manor · Tomah, WI

Adding another property is now just setup: details, units, photos, routing, listing. Next up: renters book a showing time themselves.
